Welcome to The Lakes at St. David RV Resort!
Our policies are designed to preserve a peaceful, respectful, and enjoyable environment for all guests.
By making a reservation or staying with us, you agree to comply with the following policies.
General Resort Information
Check-In & Check-Out
RV Check-In: 1:00 PM
Casita Check-In: 2:00 PM
Check-Out (All Accommodations): 11:00 AM
Refunds
Once onsite, no refunds are offered for any reason.
Liability
The resort is not responsible for accidents, injuries, loss, theft, or damage of any kind.
Speed Limit
A 10 MPH speed limit is strictly enforced throughout the resort.
Quiet Hours
Quiet hours are observed from 10:00 PM to 8:00 AM.
Please respect your neighbors and the peaceful nature of the resort.
Smoking & Fire Safety
- Smoking and vaping are prohibited inside all buildings and within 20 feet of entrances
- Wood fires are not permitted
- Propane fire pits or charcoal grills are allowed
Alcohol & Illegal Activity
Responsible alcohol consumption is expected at all times.
Public intoxication, disruptive behavior, illegal substances, or unlawful activity are strictly prohibited and may result in immediate removal from the resort.
Age Policy
The Lakes at St. David RV Resort primarily operates as an Adults-Only destination, offering a calm and relaxing environment.
November – April
- Guests must be 21 years of age or older to stay.
- Annual or monthly guests may host children or grandchildren for short visits up to seven (7) days.
- Registered guests must accompany their visitors while using any resort amenities.
May – October
- The resort transitions to a family-friendly environment.
- Guests of all ages are welcome.
- Children must be supervised at all times.
- All guests, regardless of age, are expected to follow all resort policies.
RV Standards
To maintain the appearance, safety, and overall quality of our resort community:
- RVs must generally be 10 years old or newer
- Exception requests may be submitted by emailing current photos of all four sides of the RV to lakesrvpics@gmail.com
- RVs must be fully operational and self-contained, including functional onboard restroom and shower facilities
- Due to the limited size of our restroom and shower facilities, all RVs are expected to utilize their own onboard facilities whenever possible
- Tent camping and car camping are not permitted
- Pop-up campers and other non-self-contained camping units are not permitted
- RVs must maintain their original appearance and functionality
- Doors, windows, panels, and coverings must be intact and in good condition
- Exteriors must be free of significant damage or visible temporary repairs
- Tarps are not permitted
- Awnings must be operable
- Wall- or window-mounted air conditioning units require prior approval
- Hoses and wiring must follow designated ports and paths
- Minor cosmetic wear is acceptable if it does not detract from the overall appearance of the resort
RVs are subject to visual inspection upon arrival.
If an RV does not match submitted photos or fails to meet resort standards, management may require corrective action or decline the stay.
Site Standards & Use
- Each site is limited to one RV and one vehicle
- Maximum occupancy per site is six (6) people
- Guests may have visitors; however, registered guests must accompany their visitors while using resort amenities
- Tent camping or sleeping in vehicles outside of an RV is not permitted
- Major vehicle or RV repairs require prior management approval
- No digging, ground installation, or utility alterations without approval
- Tree trimming or cutting may only be performed by resort staff
Structures & Storage
- Guests may not build or place structures that encroach on neighboring sites
- Sheds are permitted only for annual guests
- Maximum shed size: 10 ft x 10 ft
- All sheds must receive prior written approval from resort management
Electrical Service
- Lakeside RV sites offer 30 AMP, 50 AMP, and 110V outlets
- All other RV sites are 50 AMP only
- Guests with 30 AMP RVs at non-lakeside sites will need a 50-to-30 AMP adapter
Lakes & Fishing
Catch & Release fishing is for registered resort guests ONLY!
As of May 16th 2026 we are closed to public fishing.
- No swimming, boating, wading, or object disposal is permitted in the lakes
- Please respect wildlife at all times
Pool & Hot Tub Rules
- No lifeguard on duty — Swim at your own risk
- Guests under 18 must be accompanied by an adult
- Guests under 21 are not permitted in the hot tub
- No diving, running, or rough play
- No glass containers
- No pets in the pool area.
- Food is allowed only at tables or chaises
- Pool use is limited to registered guests and their accompanied visitors
Trash Policy
- Resort trash receptacles are for household garbage only
- Large items, renovation debris, or furniture are not permitted
- All cardboard must be broken down and placed in the designated white trailer
- Improper disposal may result in a $50 fine
- Guests are responsible for hauling non-household waste to the local transfer station
General Resort Pet Policy
We welcome well-behaved dogs and cats with the following requirements:
Permitted Pets
- Dogs and cats are permitted in RV sites only
- Cats are not permitted in casitas
- Exotic pets are not permitted
Control & Supervision
Pets must be:
- Leashed and physically connected to a person, or
- Secured within approved pet fencing or cable/lead at the RV site
Pets may not roam freely or be left unattended outside.
Rattlesnake Season (March – October)
- Pets may not be left unattended outdoors
- Violations place pets at serious risk
- Repeated violations may result in denial of future reservations
Restricted Areas
Pets are allowed:
- At your RV site
- In designated pet-friendly casitas
- Inside the front office while leashed
Pets are not allowed in:
- Clubhouse
- Restrooms
- Showers
- Laundry room
- Activity Center
- Pool or pool deck
The Viewpoint (no off-leash pets at any time)
Waste & Cleanup
- Immediate cleanup is required
- Waste must be disposed of in designated receptacles
- Failure to clean up results in a $50 cleanup fee per incident
Behavior & Liability
- Aggressive, noisy, or disruptive pets are not permitted
- Owners are fully responsible for injuries or damage caused by their pets
- Violations may result in removal, non-renewal, or denial of future stays
Community Conduct & Responsibility
- Illegal, disruptive, threatening, or harmful behavior is prohibited.
- Courtesy and respect toward staff and fellow guests is required at all times.
Policy violations may result in immediate removal from the resort, non-renewal of long-term or month-to-month stays, or denial of future reservations, depending on the nature and severity of the violation.
- Excessive noise
- Harassment, bullying or threats
- Property damage
- Intoxicated behavior
- Failure to follow management or staff instructions
Guests are responsible for damages caused by themselves, their visitors, or pets
Casita Policies
General Casita Information
- Casita Check-In: 2:00 PM
- Casita Check-Out: 11:00 AM
If the office is closed at checkout, keys must be returned to the drop box located to the right of the office door beneath the Late Arrival box.
Casita Amenities & Guest Information
Smart TVs & Streaming Services
Casitas are equipped with Smart TVs for guest convenience.
Upon turning on the TV, guests will be prompted to enter their departure date. Personal streaming accounts such as Netflix, Hulu, HBO Max, Amazon Prime, and other services will automatically log out after the selected departure date for guest privacy and security.
Hot Water Heaters
Casitas are equipped with on-demand hot water heaters.
Hot water may take a few moments to activate:
- Start the water
- Immediately switch the spout to shower mode
- Allow a brief moment for hot water to begin flowing
Kitchen Items & Dishware
Dishware, cookware, utensils, and kitchen items are provided for guest convenience.
Guests are responsible for washing all used kitchen items during their stay. Housekeeping does not individually sanitize dishes, cookware, or utensils between guest stays.
Casita Rules & Responsibility
- Smoking and vaping are strictly prohibited inside all casitas
- Only registered guests are permitted to stay overnight in casitas
- Fish or game cleaning is prohibited inside casitas
- Open flames or candles are not permitted inside casitas
Guests are responsible for any damage caused during their stay, including damage to:
- Furniture
- Linens
- Towels
- Appliances
- Fixtures
- Flooring
- Décor or resort property
Additional cleaning or repair charges may apply if necessary.
Excessive cleaning charges may apply for:
- Excessive trash
- Strong odors
- Stains
- Bodily fluids
- Pet accidents
- Unusually dirty conditions requiring additional housekeeping time
Management reserves the right to terminate a stay without refund for policy violations.
Casita Pet Policy
Only Casitas 187 and 195 are designated pet-friendly accommodations.
Pets are not permitted in any other casitas.
Pet-friendly casitas are limited and subject to availability.
Allowed Pets
- Dogs ONLY
- Maximum of 2 dogs per casita
- No cats or other animals permitted
- Dogs must be well-behaved and non-aggressive
Pet Fees & Deposit
- A non-refundable pet fee of $50 per dog, per stay applies
- A refundable $250 security deposit is required for all pet stays
The deposit may be used for:
- Carpet damage
- Stains or excessive cleaning
- Damage to linens, furniture, doors, or fixtures
- Odor remediation
- Unreported pet accidents
- Additional housekeeping beyond standard cleaning
If no damage or excessive cleaning is required, the deposit will be refunded after inspection of the casita.
Casita Pet Rules
- Dogs must be kenneled if left unattended inside the casita
- Failure to kennel unattended pets may result in additional cleaning or damage charges
- Please keep pets off beds and furniture
- Pets must remain leashed while outside
- Guests must clean up after pets immediately
- Excessive barking or disruptive behavior is not permitted
- Guests are responsible for any damage caused by their pets
Undeclared pets may result in additional fees and/or removal from the casita without refund.
Policy Acknowledgement
By making a reservation, guests acknowledge and agree to ALL resort policies.
