RV Standards:
Your RV isn’t just a vehicle; it’s an extension of your lifestyle and an integral part of the community we’re building here. That’s why we have certain guidelines to ensure the quality of RVs at our resort, aligning with industry-wide standards for appearance and safety.
- We welcome RVs that are 10 years old or newer, to ensure modern comfort and safety features are in place. However, if you believe your RV, despite its age, is in excellent condition and may be an exception to our policy, you can email current pictures of all four sides of your RV to info@thelakesatstdavid.com for consideration.
- All RVs must be operational and self-contained.
- RVs should bear an RVIA seal, certifying that they meet essential fire safety codes. Exceptions may occasionally be made by the management for non-RVIA units that meet our safety and design standards. Park model RVs, or recreational park trailers, should have manufacturer certification and comply with ANSI codes.
- An RV should preserve its original appearance and functionality.
- All doors, panels, windows, and their respective coverings should be intact and aesthetically pleasing.
- The exterior should be free from glaring damage or hasty, visible repairs.
- Tarps are not an acceptable means of weatherproofing; awnings should be in operable condition.
- Wall or window-installed air conditioning units need prior approval.
- All hoses and wiring should follow their designated paths or ports.
- The exterior should be free from duct tape, excessive caulking, or other makeshift repairs.
- Isolated minor issues, such as slight body damage or fading decals, are generally acceptable. However, they should not collectively degrade the RV’s overall appearance. Immediate plans for repair are encouraged, especially for newly incurred travel-related damage.
- Management retains the discretion to decline accommodation if your recreational vehicle fails to comply with the resort’s established aesthetic standards.
Site Standards:
Community and cleanliness are at the heart of a memorable camping experience. Your campsite is not just a patch of ground; it’s a reflection of your respect for nature and the people around you. A well-kept site not only adds to your enjoyment but also helps us maintain a harmonious environment for everyone. Moreover, a clean space is essential for preventing unwelcome visits from local wildlife.
It’s crucial to remember that your campsite serves as a recreational space, NOT a permanent dwelling. Even if you’re one of our seasonal or annual campers, your site is meant for leisurely enjoyment, consistent with the ethos of our resort and legal regulations. All campers must utilize their RVs and allocated sites for recreational purposes.
Guidelines for Structures and Installations:
- Guests are prohibited from constructing any structures or installations on their designated RV site that would encroach upon or interfere with adjacent sites.
- Sheds are only allowed if you have an annual lease. Sheds must not exceed 10×10 feet in size.
- All sheds must be approved by resort management prior to purchase or placement. This ensures that any additions are in harmony with the resort’s aesthetic and community standards.
Trash Policy:
- Our resort trash cans are designated for household garbage ONLY. Please do not dispose of large household items, renovation materials (such as shelving or carpet), or any other non-household waste in these receptacles.
- All cardboard must be broken down and placed in the designated white trailer.
- Failure to comply with these rules may result in a $50 fine.
- For disposal of large or non-household items, guests are responsible for hauling them to the local transfer station.
Pet Policies:
We understand that pets are a part of the family, and we welcome your furry companions to our resort. However, there are guidelines in place to ensure the safety, comfort, and enjoyment of all our guests.
- Common household pets like dogs and cats are welcome. Exotic pets, poultry, reptiles, and insects are not permitted.
- For guests planning to stay in our casitas with pets, please note that a $500 refundable deposit is required. This deposit ensures the care and condition of our accommodations and is fully refundable the next business day following your checkout, provided there is no pet-related damage.
- Pets must always be kept on a leash and under the owner’s control when outdoors and should not be left unattended or tied up at your campsite. Secured pet fencing is acceptable to keep your pets safely contained while enjoying the outdoors.
- Please note that our restroom showers are intended for guest use only and should not be used to wash pets. We appreciate your cooperation in keeping these facilities clean and comfortable for everyone.
- Pets that are noisy, aggressive, unruly, or dangerous are not permitted. Should a pet exhibit such behavior, the owner will be required to remove it from the property.
- Pet owners are fully responsible for any injuries or damage caused by their pets. The resort is not liable for any incidents involving pets.
- Guests are expected to clean up after their pets. All waste must be properly disposed of in designated trash receptacles. Should resort staff be required to clean up after your pet, a $50 fee will be charged.
- Pets are welcome in our front office but are not allowed in any other public building or amenities, including but not limited to restrooms, clubhouse, laundry, and swimming pool.
- To inquire about specific pet policies, feel free to contact us directly.
Community Conduct & Responsibility:
- Engaging in illegal, harmful, or disruptive activities is strictly prohibited. Any actions that cause unreasonable annoyance or become a nuisance to neighbors are not allowed.
- Courtesy and respect are expected from all guests, whether interacting with management, staff, or fellow campers. Disrespectful or disruptive behavior will not be tolerated.
- Behaviors warranting immediate termination of your stay include loud or disruptive noise, inappropriate language, property damage, inebriated conduct, bullying or threatening staff or guests, or not adhering to the rules and instructions from our staff.
- Guests are liable for any damage or injury they, their family, visitors, or pets cause to the resort’s property or other guests. Charges for repair or replacement may be assessed for any damage to resort amenities, utilities, or landscaping, including but not limited to electrical, water and sewer connections, and environmental cleanliness (e.g., littering of any trash).
By adhering to these resort policies, you help maintain a harmonious and enjoyable experience for everyone at our resort.
Thank you for your cooperation and understanding.
Management reserves the right to refuse service to anyone.
